Common Buyer Myths:
“Buyers should always call the listing agent because the commission will be less and the house will be cheaper.” FALSE
In Indiana the listing agent represents the seller. They are paid by the seller to protect the seller’s best interest and to get the highest possible price for the house. The commission has already been agreed on in the listing contract, and that amount will be paid to the listing agent at the close of the sale whether they have the buyer or not.
“Buyers are responsible for paying a buyer’s agent to represent them.” FALSE
The buyer’s agent represents the buyer but the sellers in Indiana still pay the commission. The commission is paid to the listing broker. The listing broker then shares that commission with the Buyer’s Agent for bringing a buyer to purchase the home. The buyer is represented, but at Ala Carte Realty, we do not charge the buyer any commission fees.
